Operations Manager
John Hudson is the Operations Manager responsible for Grove Village. It is John's role to ensure that Grove Village is a place where people want to live and choose to stay.
John is responsible for all neighbourhood management staff and manages service delivery at Grove Village. This includes ensuring homes are let, excellent customer service is delivered to customers, rent is collected, anti social behaviour is investigated and the neighbourhood looks clean and is a nice place to live and continues to be a neighbourhood of choice for local people.
Neighbourhood Services Team Leader
David Szuminski is responsible for the day to day neighbourhood services activity and deputises in the absence of the Operations Manager. His main role is to ensure that Grove Village provides a first class customer focused service and ensuring all homes are well looked after and managed.
If for any reason you are unhappy about any aspect of the service you receive at the Grove Village office it would be David who will deal with your concern.
Neighbourhood Regeneration Officer
Jane Hawthorne is the Neighbourhood Regeneration Officer at Grove Village. She works very closely with other organisations and residents in the community to deliver change and improve the neighbourhood.
Jane is extremely keen in supporting tenants and residents within the local community and delivering results to make the neighbourhood a better place to live.
Jane interacts with tenants on a daily basis and is able act on their points of view, for example at tenant focus groups. If there is an issue that you would like to discuss, please contact Jane at the Grove Village neighbourhood office. Or, if you have an idea that would benefit Grove Village and the community, Jane would be happy to get involved and help.
Customer Support Officer
Bhavna Mistry and Diane Wilkinson manage the properties on Grove Village under the supervision of the Neighbourhood Services Team Leader.
They deal with a wide range of issues relating to all aspects of their customer’s tenancies. As well as raising repairs, advertising vacant properties with Manchester Homefinder, managing rent accounts and dealing with breaches of tenancies. Bhavna and Diane have detailed knowledge on areas including:
- Property exchanges
- Tenancy support
- Homeless referrals
- Alterations or improvements to customers’ homes
- Adaptations for persons with disabilities
- Assigning and succeeding council tenancies
- Giving debt advice and referring for specialist help
- Neighbour nuisance, or any form of antisocial behaviour
- Giving prospects advice for rehousing applicants
- Assisting tenants with housing benefit applications
- Sustaining and supporting introductory tenants
Bhavna and Diane are able to offer office or home appointments to customers wanting to discuss these issues.
Case Management Officer/Leasehold
Carole is the Case Management Officer at Grove Village. Part of Carole’s role is to investigate cases of anti social behaviour and resolve them swiftly, working with other agencies such as the Police to ensure that Grove Village is a safe place to live.
Carole also manages the leasehold properties within Grove Village, ensuring that they are looked after and she is also responsible for collection of ground rent and district heating charges.
Senior Estates Officer
Dale Chaddock manages a team of Estate Officers at Grove Village. His role is to make sure that Grove Village is kept to the highest standard possible; making sure that the neighbourhood is free from litter and graffiti.
Dale oversees many projects including the ‘Friendship Scheme’. This initiative allows residents to ask for help simply by placing a green friendship scheme card in their window. In turn a member of the estate’s team will then call round and help, whether this is by collecting large items that need throwing away, or helping build DIY flat packs!
Dale also works very closely with other external agencies like the Environment Agency, to ensure that any graffiti or other environmental issues are resolved swiftly.
Estates Officers
Wycliffe Colquhoun, Len Foster and John Sinclair look after the physical aspects of Grove Village under the direction of the Senior Estates Officer, Dale. Much of their time is spent gardening, clearing litter and keeping open and communal spaces clean and tidy.
During the summer months they are very busy watering the 400 plus hanging baskets across the estate and co-ordinating a garden tool hire service where residents can hire gardening equipment free of charge.
Wycliff, Len and John work very closely with the Customer Support Officers and twice a week inspect the neighbourhood and implement plans to tackle areas of concern.
Administration Assistants
Debbie Flower, Matthew Taylor and Jamie Davies make up the Grove Village Admin Team. Part of their role is to assist other members of staff with their administration. They are a customer’s first point of contact which could be made either by phone or in person.
They have many tools at their disposal to enable them to break down communication barriers, including Language Line, Type Talk, Hearing Loops and Cerium Overlays.
Debbie, Matthew and Jamie work alongside the Customer Support Officers and can provide accurate advice to customers on rehousing applications, rent queries and repairs. They are also able to verify documents that can be copied and sent electronically to Housing Benefit.
