As your landlord we are responsible for the majority of the repairs and maintenance you may requires when you rent one of our homes. However there are certain types of repair you are responsible for. You may also have to pay for repairing others if you damage them deliberately, carelessly or by neglect. When you report a problem, we will let you know whether you have to pay. A member of the Neighbourhood Team may visit your home to check whether this is the case.
If you don’t report a problem, this could result in extra damage and may mean you get a bill for the work. So please tell us immediately when you notice a repair is needed.
Our Responsibility
- Repairs to the structure and outside of the building including roof, walls external doors, window frames and drainage.
- Repairs to fixtures and fittings including sinks, toilets, electrical wiring, fitted heaters and radotors.
Your responsibility
- Anything that belongs to you or was originally installed by you after you moved in
- Unblocking sinks, and waste pipes
- Replacement of light bulbs, fuses and tap washers
- Reglazing or replacement glass in broken windows as a result of accidental damage
- Replacement batteries where we provided battery operated smoke detectors
- Repairs required as a result of damage caused by you, your family or your visitors
- Minor cracks due to settlement/drying out of plasterwork.
